Two chimneys on the same street can be completely different jobs. So your plan price gets set at the first visit, once we've actually looked — then it's flat and locked for the year. Repairs are never folded in quietly; each one gets its own written quote first.

About these prices

  • What moves the number: chimney height, fuel type, how hard the fireplace worked last winter, and when it was last swept.
  • Once your plan price is set at the first visit, it stays flat for the year — no mid-season adjustments.
  • Repairs are always separate: written quote, photos, and your go-ahead before any work starts.
  • Not sure it's worth a visit? Call and describe what you've got. If an inspection every year or two covers you, we'll say so.

Bigger repairs

When the fix is big, you get time to decide.

Relining and masonry work are the larger jobs in this trade, which is exactly why we never spring them on anyone. You see the damage first — photos or camera footage — then a written quote. Then you take whatever time you need.

How the number gets set, asked and answered.

When should I book my yearly sweep?

Late spring through summer is the smart window. The chimney's done for the season, everything winter did to it is visible, and appointments are easy to get. Most people call in October instead, when the calendar's slammed and the first cold front is a week away. Either works. But book in June and you'll never think about it in October.

Why is fall such a rush?

Because the first cold snap is the chimney trade's alarm clock. From September through November, everyone who forgot their fireplace all year remembers it in the same two weeks, and every sweep in Dallas–Fort Worth is booked solid. It's the worst time to need an appointment, and it's the whole reason our plans schedule you automatically before the crowd shows up.

Why isn't there a price list on this page?

Because two chimneys on the same street can be completely different jobs. Height, fuel, how hard the fireplace worked last winter, when it was last swept — all of it moves the number. One published price would mean quietly overcharging half our customers to cover the other half. We'd rather look first, then quote.

When does my plan price get set?

At the first visit, once we've actually seen the chimney. We sweep it, inspect it, hand you the photo report, and give you the yearly number on the spot. From there it's flat and locked for the year — no mid-season moves. And you can sleep on it; the number doesn't expire while you think.

Can I book one visit without joining a plan?

Of course. Plenty of people start with a one-time sweep and inspection and decide later. The visit charge is agreed before we come out, and you keep the photos and findings either way. If a plan makes sense for your home we'll say so once — and if it doesn't, we'll say that too.
