Waterproofing: A Real Treatment With an Expiry Date Nobody Mentions
On sound masonry with the right product it genuinely extends service life. It is also not permanent — and applied over defects it makes things worse.
We do sell this, we do think it is worth it, and we think it is sold dishonestly more often than not. Two things need saying: what it can actually do, and the fact that it runs out.
01The property that makes or breaks it
The product must be vapour-permeable — repelling liquid water entering the surface while letting vapour escape from inside. A film-forming sealer traps moisture that got in elsewhere, and in a freeze that expands inside the masonry.
That single property is the entire difference between a treatment that extends the life of your chimney and one that shortens it. Ask for the product name and confirm it.
02It cannot bridge a defect, and applying it over one is worse than nothing
Over a cracked crown, failed flashing or open joints, the repellent does nothing about those entry paths — and now water that gets in has more difficulty leaving. You have made the masonry wetter, not drier.
Correct order: crown, flashing, repointing, then treatment on the sound surface. A quote offering waterproofing with no inspection of those items is selling a coating.
03What it genuinely buys, in ownership terms
Substantially reduced absorption, which means less freeze-thaw damage, less spalling, less efflorescence and slower joint deterioration. In a climate that swings hard between wet and freezing, that is a real extension of how long the masonry lasts before it needs work.
Which is the maintenance argument: it defers repointing and crown work, and those are the expensive items.
04The expiry nobody puts on the invoice
These treatments have a finite service life measured in years, not decades. Re-application is part of owning the decision, and a contractor who does not mention it has left out a recurring cost.
Ask what the expected interval is before you buy. If the answer is that it is permanent, that is the wrong product or the wrong contractor.
Worth it on sound masonry, with a vapour-permeable product, after the defects are fixed, on a re-application interval you were told about upfront. Any of those four missing and it is not the treatment you think you are buying.
